There have been many industry changes, but there are a few constants that stand the test of time that customers want the BEST PRODUCT for their situation, the BEST DEAL, and the BEST EXPERIENCE while purchasing their new home.

My 27 years of experience is my #1 asset. There are 50 milestone points to a mortgage and many people who touch the file from the signing of the contract to the closing table. My experience makes me the BEST PERSON to manage those milestone points and people. I can find the solutions, and I use my creative thinking to navigate through the problems that could arise at each milestone point.

The key to my "BEST EXPERIENCE EVER" is systems, systems, and more systems.  I broke down the milestone points and created systems so many of the pieces have been deleted, they are done automatically, or they are done by only the BEST people in the city.  I uniquely understand the realtor's point of view. Realtors want to know that their buyer is going to be treated like family, the lender is going to be available every step of the way, and they want to have communication on the milestone points from the signing of the contract to the closing table.

The contract is the most important piece of the transaction because it has timelines such as how many days a borrower must make loan application, timelines to have loan approval, and timelines to close on the home. Although a mortgage company is not a party to the contract, the mortgage company is the single part of the transaction that can train wreck your file and kill the dreams of home ownership for the buyer.  I learned a long time ago to make the contract the most important piece of the file, follow all the timelines, meet all the timelines, and make sure every closing is on time, EVERY FILE, EVERY TIME!

50 Milestones to a Mortgage

We highlight the mortgage process with you in the beginning then we can work together on each step and make this the BEST EXPERIENCE! We will keep you updated every step of the process with email, texts, and weekly phone calls.

  1. This milestone is when the borrower gathers their loan documents required for the file.  You can make an appointment to give the team the loan documents in person, email, fax or upload the documents to the secure portal.
  2. This milestone is when the team and the borrower completes the loan application.
  3. This milestone is when the team sends the borrower the loan application and other disclosures to sign electronically.
  4. This milestone is when the borrower clicks through and electronically signs the loan application and other disclosures.  The passcode to this email will be the last 4 of your social security number.
  5. This milestone is when the team sends this email with the mortgage milestones to the borrower and the realtors, so everyone is on the same page.
  6. This milestone is when the team sends the borrower an email from mailer@smpmail.omnicrosoft.com to enter their credit card information to pay for the appraisal.
  7. This milestone is when the team submits the file to processing - subject line “It’s Underway.”
  8. This milestone is when the team orders the flood certificate for the property - if the property is in a flood zone, then the borrower will have to sign a form and purchase flood insurance.
  9. This milestone is when the team orders the title work from the closing agent.
  10. This milestone is when the team orders the appraisal.  The appraiser will contact the seller’s agent to make an appointment to gain access to the home.  They will compare the home to other homes that have sold in the area.
  11. This milestone is when the borrower gives the team a point of contact for who they want to use for homeowner’s insurance.
  12. This milestone is when the team orders the homeowners insurance from the insurance company.
  13. (IF APPLICABLE) This milestone is when the team orders the condo docs.
  14. (IF APPLICABLE) This milestone is when the team sends the FHA/VA addendum to realtors to get signed by all parties.
  15. (IF APPLICABLE) This milestone is when the team sends the first-time homebuyer course to the borrower for the borrower to complete.
  16. (IF APPLICABLE) This milestone is for the borrower to send over their current mortgage statement.
  17. This milestone is when the team reviews all the documents.
  18. This milestone is when the team submits your file to an underwriter for approval – subject line “We’re getting close”.
  19. This milestone is when the underwriter issues a conditional approval and gives a list of what we need for the file – subject line “Conditional loan approval”.
  20. This milestone is when the team reviews the list from the underwriter.
  21. This milestone is when the team emails the borrower a list of the items that are required for the file.
  22. This milestone is when title work is received from the closing agent.
  23. This milestone is when the survey is received from the closing agent.
  24. (IF VA) This milestone is when the borrower or realtor provides the team with the clear WDO and the invoice. 
  25. This milestone is when the team submits the title company’s information to management for approval.
  26. This milestone is when the homeowner’s insurance is received from the insurance agent.
  27. This milestone is when the borrower provides a point of contact for a verification of employment.
  28. This milestone is when the borrower returns the list of documents back to the team to review.
  29. This milestone is when the appraisal is received from the appraiser.  We will email the borrower and the buyer’s realtor a copy.
  30. (IF APPLICABLE). This milestone is when the team updates the appraised value in the file.
  31. This milestone is when the team pulls the invoice for the credit report.
  32. This milestone is when the team submits the file back to underwriting for review with the documents that have been received to see if anything other documents are required.
  33. This milestone is when the team assigns a closer to the file.
  34. This milestone is when the team requests the preliminary closing disclosure.
  35. This milestone is when the team approves the preliminary closing disclosure.
  36. (IF APPLICABLE) This milestone is when the team will send out the preliminary closing disclosure for the down payment assistance.
  37. This milestone is when the team sends a preliminary closing disclosure to the closing agent.
  38. This milestone is when the team emails the preliminary closing disclosure to the borrower.  This is not your final number, but it keeps the file moving forward.  We will also send a text at this milestone to the realtors. 
  39. This milestone is when the team sends a preliminary closing disclosure to the closing agent to start balancing with all the invoices attached to the file.
  40. This milestone is when the team submits the file back to underwriting for the underwriter to review all the documents and give permission for the file to close.
  41. This milestone is when the team completes the 10-day verification of employment before closing.
  42. (IF APPLICABLE) This milestone is when the team pulls a soft credit report to make sure that there is no new credit lines reporting.
  43. This milestone is when the team sends a google review to the borrower and the realtors to complete.
  44. This milestone is when the underwriter issues a clear to close for the file – subject line “Congratulations, We’re Cleared to Close.”  We will also send a text at this milestone to the realtors.
  45. This milestone is when the team submits the file to the closing department.
  46. This milestone is when the team sends the FINAL closing disclosure to the borrower with the real numbers.  We will send the borrower and the buyer’s realtor a copy for review.  We will also email the closing agent to send the borrower the wiring instructions.
  47. This milestone is when the closer sends the closing package to the title company.
  48. This milestone is when the borrower wires the funds to the closing agent.
  49. This milestone is when the closing date has arrived.
