My mission is to make a difference as I inspire, motivate, and teach others to build their BEST LIFE EVER expanding in health, wealth, love, and home ownership that with God and a vision of the future ALL things are possible!

Most people would say that I am the happiest, most grateful, and the most positive person with the BEST LIFE EVER! All these things are 100% true, but I built this BEST LIFE EVER!

I have hit the bathroom floor personally and professionally a few times. I have spent gazillions of hours of my time and dollars on books, seminars, retreats, classes, coaching, and healers to learn how to heal the wounds of my life and build my life to who I am now. My message is that life can knock you down to the bathroom floor, you can heal, and you can build your BEST LIFE EVER!

At the age of 29, I went through my “ego hurricane.” After a few years, the “highs” of life started bringing in the “lows.”  I woke up from my “ego hurricane” and stood up to look at my life. By the end of 2008, I had lost my loyal husband, I lost 50% custody of my only child, I lost my dream house due to foreclosure, I lost my credit due to bankruptcy, I lost my health and my blood pressure went to 170/120, I lost my desire to go to work, I lost the rest of the material world that I thought was so important to "get," and I lost my desire to live.

Since the “outside world” wasn't working for me, I turned to my books and the “inside world.” I engulfed myself in my studies. I was looking for wholeness and happiness. What could I do to possibly find the real source of happiness? I would take my reports, review them, cry, write, take notes, and journal.  I began to consolidate my reports to try to become a whole person. I put the reports into a binder. This binder became my life’s message.

This content is my personal attempt to achieve my BEST life. It is a compilation of my notes from the books I have read, the courses I have taken, and the thousands of hours in seminars that I have attended. I believe that I have mastered this way of life. This is how I think, speak, feel, and act every day. This is the space for you to go deeper, to give you new ways of seeing things, and invite your BEST SELF to join you to build your BEST LIFE EVER!

HEALTH: My BEST HEALTH EVER message has been a part of my whole life. Your health is your foundation for enjoying the rest of what you are building. This is the section if health is your target for this year!

WEALTH: Wealthy people know how to become wealthy, stay wealthy, grow wealthier, and leave generation wealth to their family. There are a lot of ways to become a millionaire, and this is the section if wealth is your target for this year!

LOVE: Love can be so romantic and walking this life with someone can heal a lot of wounds. This is the section if love is your target for this year!

HOME OWNERSHIP: Home ownership is one of the ways to build equity through appreciation, become a millionaire, and leave generational real estate wealth to your family. This is the section if real estate wealth and home ownership if your target for this year!

BEST YEAR EVER: In order for you to have your BEST life you have to create a new vision and even when you don’t have a vision for what you think your best life is, CHALLENGE yourself to create new beliefs, CHOOSE and CONTROL and think the BEST thoughts for what you want to happen as though it is on its way to you and think greater than your environment because a thought is your broadcast, CORRECT your words and speak the BEST words as though what you want is on its way to you, COMMAND yourself to take massive actions toward what you want to happen, CULTIVATE a state of gratitude and feel in your heart grateful for what you do have because the feeling is the magnet that brings what you want to you, CELEBRATE all of the wins especially the small wins so that you teach your body how a win feels, CONTRIBUTE to others and make a difference in someone’s life, and the sum total will CHARGE and become your destiny! This is the section if you are looking to have the BEST YEAR EVER!

I am not a CPA, I am not a lawyer, I am not a doctor, I am just a small-town little girl from Penney Farms, Florida who likes to read a book, learn, grow, and then talk about new things.

My wish is for my life to have meaning, and if my life story makes a difference in your life then the process of turning the trauma into triumph was worth it.

Buying a home is one of the biggest investments that you will make in this life and who you
choose for your mortgage goes hand in hand with the story that you will tell years later about
your home buying experience. There have been many industry changes, but there are a few
constants that stand the test of time that customers want the BEST PRODUCT for their
situation, the BEST DEAL, and the BEST EXPERIENCE while purchasing their new home.

My 28 years of experience is my #1 asset. There are 50 milestone points to a mortgage and many people who touch the file from the signing of the contract to the closing table.

My experience makes me the BEST person to manage those milestone points and people. I can find the solutions, and I use my creative thinking to navigate through the problems that could arise at each milestone point.

The key to my "BEST EXPERIENCE EVER" is systems, systems, and more systems.  I broke down the milestone points and created systems so many of the pieces have been deleted, they are done automatically, or they are done by only the BEST people in the city.  I uniquely understand the realtor’s point of view. Realtors want to know that their buyer is going to be treated like family, the lender is going to be available every step of the way, and they want to have communication on the milestone points from the signing of the contract to the closing table.

The contract is the most important part of the transaction because it has timelines such as how many days a borrower must make loan application, timelines to have loan approval, and timelines to close on the home. Although a mortgage company is not a party to the contract, the mortgage company is the single part of the transaction that can train wreck your file and kill the dreams of home ownership for the buyer. I learned a long time ago to make the contract the most important piece of the file, follow all the timelines, meet all the timelines, and make sure every closing is on time, EVERY FILE, EVERY TIME!


 

Milestones To A Mortgage

We highlight the mortgage process with you in the beginning then we can work together on each step and make this the BEST EXPERIENCE! We will keep you updated every step of the process with email, texts, and weekly phone calls.

1. Mortgage Milestone: This milestone is when the borrower gathers their loan documents required for the file.  You can make an appointment to give the team the loan documents in person, email, fax or upload the documents to the portal.

2. Mortgage Milestone: This milestone is when the team and the borrower completes the loan application.

3. Mortgage Milestone: This milestone is when the team sends the borrower the loan application and other disclosures to sign electronically.

4. Mortgage Milestone: This milestone is when the borrower clicks through and electronically signs the loan application and other disclosures.

5. Mortgage Milestone: The milestone is when the team submits the file to set up.

6. Mortgage Milestone: The milestone is when the team submits the file to processing.

7. Mortgage Milestone: This milestone is when the team sends the borrower an email to enter their credit card information to pay the appraiser to complete the appraisal.

8. Mortgage Milestone: This milestone is when the borrower pays for the appraisal.

9. Mortgage Milestone: This milestone is when the team orders the flood certificate for the property- if the property is in a flood zone, then the borrower will have to sign the flood certificate page and purchase flood insurance.

10. Mortgage Milestone: This milestone is when the team orders the title work from the closing agent.

11. Mortgage Milestone: This milestone is when the team orders the appraisal. The appraiser will contact the seller’s agent to make an appointment to gain access to the home. They will compare the home to other homes that have sold in the area.

12. Mortgage Milestone: This milestone is when the borrower gives the team a point of contact for who they want to use for homeowner’s insurance. 

13. Mortgage Milestone: This milestone is when the team orders the homeowners insurance from the insurance company.

14. Mortgage Milestone: (IF APPLICABLE) This milestone is when the team orders the condo docs.

15. Mortgage Milestone: (IF VA) This milestone is when the borrower or realtor provides the team with a clear WDO and the invoice. 

16. Mortgage Milestone: (IF APPLICABLE) This milestone is when the team sends the first-time homebuyer course to the borrower for the borrower to complete.

17. Mortgage Milestone: This milestone is when the team reviews all the documents.

18. Mortgage Milestone: The milestone is when the team submits your file to an underwriter for approval.  

19. Mortgage Milestone: This milestone is when the underwriter issues a conditional approval and gives a list of what we need for the file.

20. Mortgage Milestone: This milestone is when the team reviews the list from the underwriter.

21. Mortgage Milestone: This milestone is when the team emails the borrower a list of the
items that are required for the file.

22. Mortgage Milestone: This milestone is when title work is received from the closing agent.

23. Mortgage Milestone: This milestone is when the survey and invoice are received from the closing agent.

24. Mortgage Milestone: This milestone is when the homeowner’s insurance is received from the insurance agent.

25. Mortgage Milestone: This milestone is when the borrower sends the team the next bank statement where the binder cleared their bank account.

26. Mortgage Milestone: (IF APPLICABLE) This milestone is for the borrower to send over their current mortgage statement showing that their mortgage payment is current and paid.

27. Mortgage Milestone: This milestone is when the borrower provides a point of contact for a verification of employment.

28. Mortgage Milestone: This milestone is when the borrower returns the list of documents back to the team to review.

29. Mortgage Milestone: (IF APPLICABLE) This milestone is when we get the power of attorney executed and approved.

30. Mortgage Milestone: This milestone is when the appraisal is received from the appraiser. We will email the borrower and the buyer’s realtor a copy. We will also upload the appraisal to the portal.

31. Mortgage Milestone: (IF APPLICABLE). This milestone is when the team updates the appraised value in the file.

32. Mortgage Milestone: This milestone is when the borrower electronically signs the appraisal acknowledgment form in the loan portal.

33. Mortgage Milestone: This milestone is when the team submits the file back to underwriting for review with the documents that have been received to see if any other documents are required.

34. Mortgage Milestone: This milestone is when the team requests the preliminary closing disclosure.

35. Mortgage Milestone: (IF APPLICABLE) This milestone is when the team will send out the preliminary closing disclosure for down payment assistance.

36. Mortgage Milestone: This milestone is when the team emails the preliminary closing disclosure to the borrower.  This is not your final number, but it keeps the file moving forward. 

37. Mortgage Milestone: This milestone is when the borrower signs the preliminary closing disclosure.

38. Mortgage Milestone: This milestone is when the team submits the file back to underwriting for the underwriter to review all the requested documents.

39. Mortgage Milestone: This milestone is when the underwriter issues full loan approval.

40. Mortgage Milestone: This milestone is when the team completes the 10-day verification of employment to verify the borrower is still employed.

41. Mortgage Milestone: This milestone is when the team pulls a soft credit report to make sure that there are no new credit lines reporting.

42. Mortgage Milestone: This milestone is when the team pulls the final invoice for the credit report.

43. Mortgage Milestone: This milestone is when the team submits the file to the closing department.

44. Mortgage Milestone: This milestone is when the borrower tells the team if they would like a hybrid closing to sign 50% of their closing docs electronically or if they would prefer to sign all of the closing docs with a pen.

45. Mortgage Milestone: This milestone is when the team asks the title company to give the borrower the wiring instructions for closing day.

46. Mortgage Milestone: This milestone is when the team sends the FINAL closing disclosure to the borrower with the real numbers.  We will send the borrower and the buyer’s realtor a copy for review. We will also email the closing agent to send the borrower the
wiring instructions.

47. Mortgage Milestone: This milestone is when the team clears the loan to close.

48. Mortgage Milestone:  This milestone is when the closer sends the closing package to the title company and the borrower through the “Snap Docs” portal.

49. Mortgage Milestone: This milestone is when the borrower wires the funds to the closing
agent.

50. Mortgage Milestone: This milestone is when the closing date has arrived. If the borrower chooses a hybrid closing, then the borrower will sign 50% of the documents electronically the morning of closing.
